Build the campaign. Stay in control of the send.

Choose a saved list and template, prepare your wording, then save a draft or schedule a launch. Follow progress and outcomes while the campaign runs.

  • Up to four message variations

    Write complete alternatives in separate tabs. Each recipient gets one version, with a consistent selection when a send is retried.

  • Supported personalization

    Insert first name, last name, property address, city, state, ZIP or APN ID. Preview the resulting text before creating the campaign.

  • Drafts and scheduled launches

    Choose a local date and time or keep the campaign as a draft. Select from the approved sending numbers in your workspace.

  • Start, pause and resume

    Control a run without rebuilding the list. Pausing stops further sending; a request already with the provider may still complete.

  • Progress with context

    Follow processed contacts, sent texts, responses and qualified leads. Sending-hour notices explain when the next eligible window opens.

Sending depends on approved setup, eligible billing, recipient hours and capacity. Variations are not an A/B testing report or a delivery guarantee.

02Follow-up campaigns

Create a new campaign from a previous send instead of rebuilding its audience. Choose who needs another touch, write the next message and review the audience before launching.

    The audience uses recorded sent messages from the source campaign, not every number currently on the list.

  • Your wording and timing

    Each follow-up has its own variations, schedule and progress. You decide when to create it.

03Marketing lists

Turn a CSV into a campaign-ready list.

Import up to 5,000 rows at a time. Match the columns you need, review the data and record the permission and screening evidence for your list.

  • Header matching with a final say

    Common headers are matched automatically. Adjust the mapping or choose Do not import for columns you do not need.

  • Contact and property fields

    Bring in names, phones, email, mailing details and supported property fields such as address, APN, beds, baths and square feet.

  • Validation and an import summary

    Review imported contacts and excluded duplicate or invalid rows. Phone validation checks format, not ownership or SMS reachability.

  • Permission evidence with the list

    Record a permission source, permission date and recent DNC screening date, confirming the evidence applies to your contacts.

  • Reusable lists

    Use a saved list again or create a filtered follow-up from an earlier campaign. Sending eligibility is checked each time.

Split larger files into imports of up to 5,000 rows. TBP records your screening attestation; it does not perform a National DNC Registry lookup.

    See characters, encoding and estimated SMS segments in the campaign preview. Longer texts or some characters use multiple segments.

05Sending numbers

A clear view of your sending capacity.

See your approved numbers, configured pace and recent usage. Sender selection respects existing conversations and the capacity available.

  • Approved numbers in one panel

    View assigned numbers and whether they are active, paused or on a configured warm-up ramp.

  • Controlled pace and rotation

    Eligible new conversations can use available approved numbers. Per-minute limits, plus optional daily caps, control sending capacity.

  • A consistent conversation sender

    Established threads keep their sending number. If it is unavailable, sending may wait instead of switching the seller to another number.

  • Optional warm-up ramps

    Where configured, a number's daily cap increases over its warm-up period. The panel shows progress and recent usage.

Numbers and their settings are managed during messaging setup. Rotation and pacing do not prevent all filtering or guarantee delivery.

06Shared inbox

Keep the reply next to the message that started it.

Work incoming and outgoing SMS in shared threads. See the history, classify the reply and take the next step from the same screen.

  • Search and focus

    Find sellers by name, phone or property address. Use unread, interested, qualified and other available filters.

  • Read and unread controls

    Unread counters flag new messages. A successful reply marks the incoming messages you answered as read; mark a thread unread to revisit it.

  • Open at the latest message

    Selecting a thread takes you to the bottom. Scroll back through the history whenever you need context.

  • Reply with less retyping

    Use saved replies and supported fields. Enter sends a message; Shift + Enter adds a line.

  • Classify and qualify

    Choose a disposition such as Interested or Wrong number, then manually qualify a conversation into Seller Leads.

  • Recorded delivery states

    Labels distinguish sent, delivered, failed and awaiting confirmation. New activity updates without a manual page refresh.

A shared view helps the team coordinate. It does not automatically assign replies or lock a conversation to one teammate.

08Nurture campaigns

Set the sequence. Keep every step in view.

Build reusable SMS sequences and assign them to seller leads. Eligible steps then run automatically in order, with a dated history of what was recorded.

  • Delays in days and hours

    The first delay starts at enrollment. Later delays follow the previous message, so a delayed send does not make the next one jump ahead.

  • Assign from the lead or sequence

    Choose a sequence on a seller record or assign leads in the nurture workspace. Active enrollments are not duplicated.

  • Stop when the conversation changes

    Replies, opt-outs and terminal lead states stop the active run. You can also pause, resume or stop an enrollment yourself.

  • Dated step outcomes

    See message text, timestamps and outcomes, including Sent with delivery unconfirmed, Delivered, Failed or Awaiting confirmation.

  • Earlier runs stay visible

    Re-enrollment keeps completed or stopped runs in history. Existing runs retain the steps saved when they were assigned.

Sequences respect hours, opt-outs, account readiness and capacity. An uncertain send can require a delivery review before proceeding.

10Reporting

Separate a send from a delivery. A reply from a lead.

Review the full workspace or the campaign behind a conversation. Metrics reflect recorded events, with pending delivery evidence kept distinct.

  • Delivery based on provider evidence

    Sent does not automatically mean delivered. Confirmations and failures update the recorded outcome when the provider reports them.

  • Response rates around conversations

    The overview counts contacted conversations that replied in the selected window, not five responding sellers when one seller sends five messages.

  • Campaign outcomes

    Follow sent texts, responses and attributed qualified leads. Campaign reporting and exports include delivery and failure counts.

  • Activity over time

    Compare daily outbound activity and matching periods, or download campaign results and message history as CSV.

Receipt timing depends on the provider. These are messaging metrics, not measured deal revenue or a financial ROI report.

11Messaging safeguards

Put sending checks into the everyday workflow.

Keep permission records, workspace suppression and recipient-hour checks connected to your sends. These controls support your process without replacing your responsibility for it.

  • Recipient sending-hour checks

    A timezone is inferred from mailing state, then property state, with your workspace timezone as the fallback.

  • A visible wait, not a mystery

    Quiet-hours notices show the next eligible window. Campaigns continue automatically when that window opens and their other checks pass.

  • Opt-out words you can extend

    Standard keywords such as STOP cannot be removed. Add extra opt-out phrases for your workspace.

  • Account-level suppression

    A recorded opt-out blocks that number across lists and future sends. Manual blocking and reviewed releases retain an audit record.

  • Current evidence before campaigns

    Eligibility checks recorded permission and current DNC screening evidence alongside opt-outs and other restrictions.

  • Provider DNT synchronization

    Configured smrtPhone do-not-text events can synchronize provider updates with workspace suppression records.

14Account and billing

Verify your email, choose a plan and complete your business setup. Use the seven-day setup trial to prepare while messaging approval is handled.

  • A setup trial with a clear boundary

    Live SMS is disabled during the trial. Sending requires eligible paid billing and approved messaging setup.

  • Start the paid subscription early

    Choose End trial and start subscription when ready. Messaging approval is still required before texts can send.

  • Upgrades and scheduled downgrades

    Eligible upgrades apply immediately with the displayed billing adjustment. Downgrades are scheduled for the next billing period.

  • Payment and cancellation controls

    Manage payment methods, schedule cancellation or remove a scheduled cancellation from billing settings.

  • Segment-based allowances

    Outbound segments count toward the plan. Longer or differently encoded texts can use multiple segments; inbound replies do not use that allowance.
