Real estate SMS software, explained.
Practical answers about campaigns, follow-ups, seller records, billing and setup. Search a question below or ask our team about your workflow.
Getting started
What happens between signup and your first live text.
6 questionsWhat can I do during the seven-day setup trial?
Prepare your workspace, import permitted contacts, create templates and get familiar with the tools while messaging setup is reviewed. Live SMS is disabled during the trial. Sending requires eligible paid billing and approved messaging setup.
Do I need a card to start the trial?
Yes. Choose a plan and add a card. Your subscription starts billing when the setup trial ends unless you cancel beforehand, or earlier if you choose End trial and start subscription.
Can I end the trial and start texting sooner?
You can choose End trial and start subscription from your account. That activates paid billing; approved messaging setup and the normal sending checks are still required before SMS can send.
How long does messaging setup take?
Timing depends on complete business information and messaging approval. Our team reviews the setup before enabling live texting. The seven-day trial is not a promise that approval will finish within seven days.
Do I need my own sending numbers?
TBP manages approved sending numbers as part of messaging setup. If you want to use an existing number, discuss it with our team before signing up; availability and transfer arrangements need to be confirmed.
Is AI Replies available?
No. AI Replies is Coming soon and cannot currently be activated or purchased. The inbox uses manual replies and saved templates. TBP does not autonomously text or qualify sellers.
Campaigns and follow-ups
Creating the send and choosing who gets the next message.
9 questionsWhat does a normal campaign do?
It sends your chosen message to eligible contacts on a saved list. Create a draft or schedule a launch, select approved sending numbers, and monitor progress, responses and qualified leads.
Can I follow up only with sellers who did not reply?
Yes. Create a follow-up from an existing campaign and choose No reply. The audience uses its recorded sent messages, excludes ineligible contacts and is checked again before sending.
What does No status selected mean?
It targets original recipients whose conversations still have the default status, including replies the team has not classified yet. Explicitly classified conversations, qualified leads and opted-out contacts are excluded.
Are follow-up campaigns created automatically?
No. You create the follow-up, choose the audience and prepare its wording and timing. Nurture campaigns are the separate option for a sequence that runs automatically after you assign a seller lead.
How do message variations work?
Add up to four complete versions in the campaign editor. A recipient gets one version, with a consistent choice during retries. This is not an A/B analytics system and does not guarantee delivery or response rates.
Which personalization fields can I use?
First name, last name, property address, property city, property state, property ZIP and APN ID. The editor lets you insert supported fields and preview the message. Arbitrary CSV columns are not custom merge fields.
How quickly will my campaign finish?
Timing depends on eligible contacts, approved-number pacing, recipient sending hours, account limits and provider responses. The campaign processes automatically while eligible. We do not promise a specific completion time.
Why does a campaign say Waiting for sending hours?
Some recipients are outside their configured sending window. The notice shows when the next eligible window opens. Sending continues automatically when that window opens and the other sending checks also pass.
Can I pause, resume or delete a campaign?
Yes, with the appropriate workspace permissions. Pausing stops further sends but cannot recall a request already accepted by the provider. Resuming preserves progress. Deleting a campaign does not delete its conversation history.
Seller leads and nurture
Qualifying opportunities and following up over time.
7 questionsDoes TBP qualify leads automatically?
No. Your team qualifies a conversation or adds a lead manually. You decide which sellers are worth working and record details such as motivation, timeline, asking price and condition.
What is kept on a seller lead?
Seller and property details, qualification information, pipeline stage, notes, dated tasks with assignees, SMS history, activity and nurture enrollment history.
Does TBP fill in property values automatically?
Property details come from supported fields in your import or information your team enters. TBP does not automatically enrich or verify property values.
How do nurture delays work?
Set steps using days and hours. The first delay starts when the lead is enrolled; later delays follow the previous message. Sending-hour and account checks may move a send later.
What stops an active nurture sequence?
Replies, opt-outs and terminal lead states stop the run. Your team can also pause, resume or stop it. Some failed or uncertain sends can need review rather than being retried blindly.
Can I see what an old nurture sequence sent?
Yes. The lead shows dated runs and recorded step outcomes. A new enrollment keeps earlier completed or stopped runs. Sent with delivery unconfirmed is shown separately from Delivered.
Will editing a sequence change leads already enrolled?
Existing enrollments keep the steps saved when they were assigned. Template changes apply to future enrollments.
Lists, data and safeguards
Importing the right fields and respecting sending restrictions.
7 questionsHow many rows can I import at once?
Up to 5,000 rows per CSV import. Split larger files before uploading. This import limit is separate from your monthly SMS allowance and any purchased Order Data package.
How does column mapping work?
Common headers are matched automatically. Review them, select supported contact or property fields, and mark unwanted columns Do not import. A seller phone column is required.
What does import validation check?
It checks supported data and phone formatting, excludes duplicate or invalid rows, and provides an import summary. It does not establish phone ownership, consent or whether every number can receive SMS.
Does TBP check the National DNC Registry for me?
No. The import records your permission evidence and DNC screening attestation. You provide a screening date within the last 31 days and confirm it applies to the contacts. Recording evidence is not registry screening.
How are opt-outs handled?
Supported standard opt-out keywords create workspace suppression records, blocking the number across lists and future sends. You can add extra keywords. Manual block and reviewed release controls retain a record of the change.
How are recipient sending hours determined?
TBP infers a timezone from the mailing state, then property state, and falls back to the workspace timezone. This is an estimate, so keep location data accurate. Default quiet hours are 8 p.m. to 9 a.m.; workspace settings can be adjusted.
Does using TBP guarantee compliant campaigns?
No. TBP provides messaging controls and records, not legal advice or a compliance guarantee. You remain responsible for permission, screening, message content and the rules applicable to your outreach.
Reporting and CRM
Understanding results and handing off qualified leads.
9 questionsDoes the dashboard count inbox and nurture texts too?
Yes. Messaging figures include campaign sends, manual inbox replies and nurture messages for the selected timeframe. The billing-cycle allowance in the top bar can cover different dates.
Which reporting date ranges can I choose?
Today, 7 days, 14 days, 30 days or a custom range. The overview includes matching-period comparisons, outbound activity, delivery, response rate and seller leads.
What is the difference between Sent and Delivered?
Sent records provider acceptance; Delivered requires delivery evidence from the provider. A receipt may arrive later or remain unavailable. Missing confirmation is not treated as proof of delivery.
Why can delivery remain pending?
Provider delivery callbacks may be delayed, absent or not yet configured. Check messaging setup with support if confirmations are missing. A text can be received before TBP has the receipt.
Does the response rate count one seller's replies more than once?
The overview response rate uses contacted conversations that replied within the selected window. Multiple messages from one responding conversation do not become multiple responding sellers.
Can I send qualified leads to my CRM?
Yes. Configure a public HTTPS webhook, test the connection and push leads manually or enable auto-push after your team qualifies them. Your receiving CRM or automation tool needs a compatible workflow.
Is there native two-way Podio synchronization?
No. The current integration is an outbound webhook handoff, not a native Podio connection or two-way CRM sync. Ask us to confirm your intended receiving workflow before relying on it.
What can I export?
Seller leads, contacts, campaign results and inbound/outbound message history as CSV. Export access follows your workspace role.
Does the dashboard measure deal revenue or ROI?
No. It reports messaging activity and lead outcomes. The website ROI calculator is an illustration based on the inputs you choose, not a report of actual customer revenue.
Billing, team and support
Allowances, access and managing your account.
7 questionsWhat are the plan allowances?
Starter is $697/month with 10,000 outbound SMS segments and one seat. Growth is $1,497/month with 30,000 segments and three seats. Scale is $3,197/month with 75,000 segments and five seats.
What counts against my monthly SMS allowance?
Outbound SMS segments. Longer texts and some character encodings use more than one segment. Inbound replies do not count against this outbound allowance.
What happens at the plan limit?
Further sending is blocked when the remaining allowance cannot cover a message. Choose an eligible upgrade or wait for the billing cycle to renew. TBP does not automatically buy more segments for you.
When do plan changes take effect?
Eligible upgrades apply immediately, with the billing adjustment shown in your account. Downgrades are scheduled for the next billing period. Existing scheduled changes may need to be removed first.
How do I cancel my subscription?
Schedule cancellation from billing settings. The paid subscription remains active through its scheduled end unless it is closed immediately by an administrator. Export any data you need while you have access, and contact support if cancellation fails.
Which team roles are available?
Owner, Manager, Agent and Viewer. Owners control billing and team access; managers run operations; agents work conversations and leads; viewers have read-only workspace access plus support.
How do I contact support?
Open an in-app support request, describe the issue and continue the thread with our team. Unread indicators flag replies. If you cannot sign in, email support@textblastpro.io. No 24/7 response-time guarantee is included.
Data orders and partners
Separate offers outside your SMS plan.
4 questionsIs Order Data included in my subscription?
No. Data packages are purchased separately. Choose a record volume, submit the targeting brief and pay through its Stripe checkout. Our team prepares the order for email delivery.
How is an Order Data purchase delivered?
Your payment confirmation explains the 36–48-hour delivery window. The team prepares and sends the completed file by email. This is a fulfillment service, not instant data generation in your workspace.
How does the partner program work?
Create a separate partner account and share your unique referral link. The dashboard shows link activity, attributed customers and commissions. The default rate is 10% of eligible paid subscription-plan invoices, including renewals, not every product purchase.
Can partners request payouts from the dashboard?
Not yet. Payouts are handled manually by the TBP team. Dashboard payout requests are marked Coming soon; partners can view earnings and contact partner support.
Ask a person instead.
Open a support thread from your account so the conversation stays with your workspace. If you are exploring TBP or cannot sign in, email our team.
